Smith system houses in the Sandwell area of the West Midlands were not inspected in the BRE investigation of similar houses in 1983 (BR37). Several examples were inspected in 1985 to see how their condition compared to the original sample. They were found to be sound in respect of their roofs and floors but generally to be in a worse state of deterioration in respect to the walls, particularly the external walls. The most serious problem was the cracking and spalling of the wall units due to corrosion of the reinforcement. The process could lead to instability in the long term if left untreated.
